The Vietnam Industrial Real Estate Forum 2023 organized by Investment Newspaper, under the auspices of the Ministry of Planning and Investment, officially took place this morning (August 24).

With the theme "Seizing opportunities from new capital flows", the Forum attracted more than 300 guests, including representatives of state management agencies; industrial real estate developers, manufacturing enterprises currently renting factories and warehouses in industrial parks, investment units, investors of industrial parks in some key economic regions in the North - Central - South, and enterprises developing services in industrial parks. In addition, the Forum was also attended by representatives of the Management Board of Industrial Parks and Export Processing Zones in key economic regions... and representatives of domestic and foreign business associations...

Opportunities are still ahead

In his opening speech at the forum, Mr. Le Trong Minh, Editor-in-Chief of Investment Newspaper, Head of the Forum Organizing Committee, acknowledged that although global foreign direct investment is declining, the World Investment Report published by the United Nations Conference on Trade and Development (UNTAD) on July 5 showed that investment flows into developing countries are still increasing and many investors are still announcing ambitious projects.

Along with that, Vietnam continues to be considered a bright spot for global investment flows. Despite facing many global challenges as well as some internal difficulties, investment flows into Vietnam are forecast to grow well thanks to the market's solid fundamentals.

In the context of a clear cooling of global inflation, Vietnam will also have more room for macroeconomic management and regulation, which will encourage direct investment flows to quickly return, especially in the second half of 2023 and 2024.

"Many international investors still consider Vietnam a priority choice in their efforts to diversify supply sources and expand production and business locations to catch the wave of recovery when the period of monetary tightening seems to be gradually coming to an end," said Mr. Minh.

According to Mr. Minh, with the clear signs of recovery in direct investment flows into Vietnam, once again, we have the basis to forecast new capital flows and the accompanying demand for continued rapid growth in the very vibrant field of industrial real estate in Vietnam.

"It is clear that there are many opportunities opening up from direct investment flows flowing into Vietnam, but not all opportunities can be promptly grasped and transformed into reality if the trends of those capital flows are not clearly understood and there is appropriate preparation", he said, at the same time acknowledging that investors' interest is real and even at a very high level, but which fields will be prioritized and what premises are needed for investors to make early decisions are factors that need to be clearly understood.

 

Identifying investment appetite


According to Mr. Le Trong Minh, investors from different countries and territories will have different goals and requirements, although the common concerns may still be core issues such as infrastructure, administrative procedures, legal framework, policies and regulations, labor productivity, local supply chains, etc.

“There are small and medium-sized investors who can easily be satisfied with the existing industrial real estate infrastructure in Vietnam, but there are also many investors who have stricter requirements on the capacity to provide technical infrastructure and human resources, the diversity of types of industrial real estate products associated with complete logistics services, etc., ensuring the economic efficiency of the production scale that investors are aiming for,” he said.

The Editor-in-Chief of Dau Tu Newspaper believes that yesterday's successful experiences will not necessarily guarantee success today when investors' needs and tastes change fundamentally, such as the strong shift to green and clean complex ecological industrial park models according to the highest criteria on environment, society and governance (ESG), or industrial parks with fully integrated complex and modern logistics services...

With two discussion sessions at the Forum, specialized managers of the Government in the fields of foreign investment, economic zones, industrial parks and many leading industrial real estate developers in the world and Vietnam, will focus on analyzing and identifying more clearly the trends of direct investment flows into Vietnam in the coming time as well as the tastes of international investors to be ready to realize the accompanying opportunities.

“The types of industrial real estate that will be popular in the coming time, the localities that will stand out on the radar of investors, the existing problems that need to be resolved to unblock capital flows, the new policy mechanisms and legal corridors that need to be issued to encourage both “eagles” and “swallows” to fly to Vietnam to nest, and feasible proposals to satisfy the increasingly diverse and demanding requirements of investors in the new situation will be the outstanding issues that we hope to be explained by leading experts from management agencies and the business community in the discussions,” Mr. Minh added.
